I live in a listed building - do I need listed building consent?

Listed building consent is generally required for any alterations to the historic fabric (the elements that characterise the structure of the building such as walls, roofs, internal surfaces, floors, stairs, landings and all doors and windows) of the building. Depending on the extent of the works full planning permission may also be required which is an additional consent.  

If you are unsure if listed building consent is required or would like advice before applying email us at planning@rutland.gov.uk - give as much information as you can, including:

  • a location plan
  • full address
  • details about your proposal
  • photos to show as existing

We'll enter this onto our database and get back to you within 20 working days - though this may take longer if we need to consult with other statutory services

I don't live in a listed building, but my home is in a conservation area - do I need planning permission?

To answer this, you will need a lawful development certificate.

The certificate will tell you if the work you'd like to do is lawful and will not need planning permission, or unlawful and will need planning permission.

You can apply online through the Planning Portal.

There is a fee - use the Planning Portal fee calculator to find out how much you'll need to pay or download their Guide to Fees for Planning Applications in England
