Additional consultation was undertaken in August 2018 about the implications on the Local Plan Review of the potential for the redevelopment of the St George’s barracks site as a new Garden Village.
As part of the consultation an additional or alternative Garden Village proposal was submitted by the land owners of the former Woolfox Airfield and surrounding agricultural land to the East of the A1.
The Council has reviewed all of the evidence which was provided by site promoters by November 2019 in support of both of these proposals for new communities. This work has concluded that the evidence provided to support the Woolfox scheme does not robustly demonstrate that the scheme is appropriate and deliverable, whilst the evidence which supports the St George’s proposal is robust and demonstrates that the site is both appropriate and deliverable within the plan period, particularly as it has been awarded Housing Infrastructure Funding by Homes England.
The Pre-Submission Local Plan which will be published for consultation under Regulation 19 therefore includes an allocation of the St George’s Barracks as a Garden Community comprising about 2215 new homes, a primary school, a Local Centre, and 14 ha of employment land.
