Local Housing Allowance (LHA)

Local Housing Allowance is the way we work out the rent we can use in your claim for Housing Benefit if you rent from a private landlord. We will use the lower of either your rent or the LHA rate that applies to you and your family.

The Government have recently announced that the LHA rates for 2020/21 are to be increased. If your Housing Benefit is affected we will recalculate your claim and write to you shortly.

If you are single and aged under 35 you will only get the shared room rate.

Remember this only tells you how much of your rent we can use when we work out your Housing Benefit. It doesn’t tell you how much Housing Benefit we will pay you as we may still have to carry out a means test.
