Local housing allowance rates
If you rent privately, your eligible rent amount is either your Local Housing Allowance (LHA) rate or your actual rent - whichever is the lower.
The LHA rate is based on where you live and your household size. The rates are unchanged since 2020-21.

How much you get depends on:
- how many bedrooms you need
- if you're single and under 35, you'll only get the shared room rate
The LHA rate is a starting figure for calculating the help you get with rent. You let less help if:
- you are working
- the benefit cap applies
- other adults live with you
