Small Site Windfall Housing Study
A study has been undertaken in Rutland to assess historic small site windfall rates and potential windfall housing supply through desktop assessments and site survey work.
The Small Site Windfall Housing Study will form part of the evidence base for the preparation of the Core Strategy and the Site Allocations and Development Control Policies Development Plan Document.
The study identifies the amount of small (below 5 dwellings) windfall sites that may come forward in Rutland over the plan period and as such considers ways of addressing the release of small site windfall sites in the Core Strategy and Development Control Policies.
The primary role of the study is to:
• Identify specific small sites with potential for housing
• Assess their deliverability and availability
• Produce an overview of the potential for windfall development in Oakham, Uppingham and the villages
• Develop an approach to managing housing supply and distribution
